Edwin Lake Ltd is an independent surveying practice regulated by the Royal Institution of Chartered Surveyors (RICS) specialising in property surveys and valuations.

We work in Bristol, Bath and surrounding towns and villages to include Bradford on Avon, Trowbridge, Westbury, Warminster, Frome, Nailsea, Weston Super Mare, Winterborne, Yate and Chippenham.

Our aim is to provide sound professional surveys at a reasonable cost. To ensure excellent value for money our company overheads are kept to a minimum and we are not at present VAT registered. We really strive to provide good and prompt customer service. Instructing a Surveyor direct is usually much cheaper than using the mortgage company to do the survey.

People often confuse a mortgage valuation report with a survey. Most mortgage valuations consist of a twenty minute inspection and a report that will give you a few lines of general advice. It is surprising that so many buyers choose to rely upon such a limited report before buying what is normally their most valuable asset. A valuation is not primarily a report on the condition of a property.
